Passive wooden apartment complex
With subsidized ecological apartment complex, Vienna sets a benchmark for Europe
Planning:
DI Georg Kogler / BAI Bauträger Austria Immobilien GmbH
The 21st district of Vienna erected a showcase project for a subsidized rental apartment complex with 70 apartments in four compact buildings that meet the passive house standard. The design of the overall apartment complex sets a new benchmark across Europe and shows that ecological housing construction is possible even within a reasonable budget. In the context of a housing-development competition, the complex was designedby BAI Bauträger Austria Immobilien GmbH in cooperation with KHL Massivholz GmbH and the architects Dietrich/Untertrifaller.
Today the approximately 200 residents profit from a comfortable and healthy living space. Likewise the environment is a winner: high quality building materials (especially solid wood) were used sparingly, a roof-mounted solar plant meets the energy requirements for heating and hot water. A particularly innovative aspect is the vacuum insulation, which is in an intial trial phase here, and the promoted utilization of industrially prefabricated components for the wood structure including the facade.
Construction costs per m2 (subsidized) were 1070 euro, while the renters pay 6.14 euro per m2 6,14 including utilities.
